What the standard covers
Under AS 4349.3 the scope is inspecting and reporting on accessible areas. Declaring a property free of pests falls outside what it allows.
Why concealment is the issue
They work through the core of timber and behind linings, so an inspection sees surfaces.
What we do instead
Set out the evidence, list the conducive conditions, and name each area that could not be reached with the reason.
What should make you wary
Any promise that a property carries no pests, since the governing standard offers no basis for it.
What actually protects you
Inspecting to a set cycle, keeping conducive conditions cleared, and a licensed controller installing a management system.
