Oran Park is a masterplanned town rather than a scatter of small releases, but a single masterplan does not produce a single standard. Dozens of builders work here and our findings vary far more between builders than between streets. Two items recur enough to name: termite collars left out of slab penetrations, and metal straps required at the top and bottom plates that were never fitted. Both are cheap on the day and permanent afterwards.

The day before the pour, steel and formwork complete
Termite collars at penetrations, re-entrant corner reinforcement, cover to steel, beam widths, vapour barrier laps and seals, formwork and edge rebates

Slab. It is the only stage where the work becomes physically unreachable, and our Oran Park set shows exactly what gets buried: collars not fitted, re-entrant reinforcement missing, cover short, beam widths inconsistent.
It means consistent planning, not consistent building. The estate controls the streetscape; your builder controls the house, and that is where the variation sits.
